Public Open House - Land Use Bylaw

The Town of Taber is amending the Town’s Land Use Bylaw, and would like to hear from the public. The purpose of the Land Use Bylaw amendment is to implement some changes, consolidate all of the revisions made since 2016 when the bylaw was adopted, and provide clarity to common issues that have come up in the existing bylaw.

Two open houses will occur on September 17th, 2020:

Where? White Room (Community Centre)

               4720 – 50th Street

               Taber, AB T1G 2B6          

Times? 9:00am – 11:00am and 7:00pm – 9:00pm

Presentations will be given at 9:30am and 7:30pm

There are a fair amount of minor and significant changes being made, many of which are based off of conversations with applicants. We want to make the interpretation of this document as clear as possible, as we work towards efficiently processing developments that meet the needs and wants of current trends while equipping the Town for the future.

Some of the key changes are as follows:

  • New Land Use Districts

    • Neighbourhood Commercial (pg. 74)

    • Rural Agriculture (pg. 85)

    • Rural Urban Fringe (pg. 86)

  • Ability to approve uses not defined in the bylaw.

    • Some uses are not defined within the current land use bylaw. The updated land use bylaw will allow the Development Authority to approve a use that is similar to a use defined within the land use bylaw.

  • Secondary Suites (pg. 29)

    • Types and requirements have been updated and further clarified.

  • Deck and Patios (pg. 32)

    • Further clarification on encroachments and heights have been updated.

  • Parking requirements (pg. 37)

    • Many of the minimum parking requirements for commercial and industrial uses have been reduced.

  • Shipping Containers (pg. 42)

    • Clarification on when, where, and how shipping containers may be allowed.

  • Sign classifications (pgs. 46 – 54)

    • Sign types and requirements have been updated to better reflect applications coming in.

  • Live/Work Units (definition on pg. 99)

    • Live Work units will be discretionary in some commercial and industrial areas with the intent of providing an opportunity for personal service shops, offices, and arts and crafts studios to have a small living space for a resident that operates the on-site business.
